The owner’s declaration is a legal document on the basis of which the ownership right to units (residential or non-residential) is registered in the Land Registry.<\/p>\n\n
An owner’s declaration is required if the immovable property (typically a residential or family house or the land of which such a house is a part) is to be divided <\/strong>into individual units<\/strong>. On the basis of the owner’s declaration, for example, the existing members of the housing cooperative can acquire “their” flats, which they only rent from the cooperative, into so-called “personal ownership”, become their full owners<\/strong> and possibly sell<\/strong> them more advantageously<\/strong>. <\/p>\n\n Sometimes it is necessary to change the existing owner’s declaration, e.g. when one of the owners of the units in the building decides to reconstruct <\/strong>his\/her apartment and thus change its floor plan or area. <\/p>\n\n The approval of an owner’s declaration or change of ownership, especially in an apartment building (within a housing cooperative or unit owners’ association), requires a lot of formalities to make it go smoothly.<\/p>\n\n Our office provides comprehensive services in connection with owner’s declarations.
